If you are looking at a whirlpool tub, you will need a dedicated water heater and electrical circuit.

Add 8 foot by 21 foot extension to family room including dormer type roof over addition with sliding glass door on 8 foot wide wall and floor to ceiling windows on 21 foot wide wall. Slope of yard will result in additon being about 4.5 feet above ground. Exterior brick up to floor level with vinyl siding from floor level to roof.
